Investing in a Sellers Market

Our Dual City team wanted to share some investing tips that are beneficial in the current sellers market.


Tip one: Be laser focused

Know exactly what you’re looking for and have your ducks in a row because now is not the time to be trying to figure it out as you go. 

Tip two: Leverage your relationships

Make sure your network knows what you’re out there looking for, so they might be able to connect you with an opportunity off market.


Tip three: Differentiate your offer

There are a lot of offers coming in and yours has to stand out. You can do this many ways, but we like to have hard earnest money, limited contingencies, and the most fun thing to do instead of rounding your purchase price is to use an obscure number.

Tip four: Show me the money

Tell the story of where your money is coming from to the seller or the broker. Show the path to the debt and equity and prove you have a plan to acquire the asset. 

 

Tip five: Provide the bio and the track record for your acquisition team

If you don’t have a good one, find someone who does. You want to prove you have the ability to purchase the asset and that you deserve that coffee because YOU’RE A CLOSER!
